To Prospective Buyers:

This was to be our forever home. We purchased it in 1999. As budget allowed, improvements have been made. Some you can see; others you cannot. The first thing we attacked were the walls:
• Grass wallpaper in the family room was removed and the walls painted.
• The bamboo wallpaper was removed in the dining room and the walls painted.
• The paint in the den (or formal living room, if you prefer) was updated.
• The large flowered wallpaper in the kitchen was removed and the walls painted.

Next we discovered that having sweet gum and pine trees near a pool were detrimental to the equipment operation. We removed three pine trees west of the carport and three sweet gum trees in the natural area on the north side of the house. It was costly, but well worth the price.

2007 - We had siding installed and improved our energy efficiency by replacing the single pane windows with double pane windows. We also replaced the roof as part of this project.

2009 - The hallway bathroom was updated. A floating tile floor (does not transfer cold from the slab) was installed, and fluorescent lighting replaced. Right-height, water saver toilets were installed in both bathrooms.

2011 - The yard fence was replaced.

2012 - The tiny storage building was replaced with the 8’ by 12’ storage building.

2013 - The gas heat/electric air conditioning system was upgraded to a geothermal system. This system uses the earth’s energy to heat and cool. Our electric and gas total was reduced from a monthly average total of $230 ($350+ during the summer) to $160 ($180 during summer). As part of this project, the attic ductwork was replaced and foam insulation installed. The system is on a yearly maintenance contract with Energy Savers which includes 2 check ups each year and can be transferred to the new buyer. NOTE: I kept my thermostat set at 72 degrees this summer and was comfortable throughout the house. The old system was set at 78 degrees and I was always hot in the summer! You will LOVE this system!!!

2013 - The pool was converted to a saltwater sport pool (same depth throughout, approx. 11,000 gallons of water) making it more convenient for younger children. At this time, a variable speed pump was installed. The pump is energy efficient and runs 24/7 on the lowest setting, assuring constant circulation and balanced chemicals, a serious cost savings! (See monthly average cost above.)

2015 - The patio awning was installed in 2015 allowing the patio to be used throughout most of the day during the summer.

2018 - A survey was performed to contest the flood zone adjustment set by FEMA. By adding the planter on the southwest corner of the house the property was raised above the 285 foot elevation to 287.5 feet. This reduced the yearly flood insurance premium from $1925 to $450. We have maintained this coverage as a precaution because the creek borders our property, though the creek has never left its banks in the 20 years we have lived here.

2019 - A GPS air purifier was installed on the HVAC system. The GPS is low maintenance and easily cleaned. It reduces allergens, dust, and mold spores in the air. Energy Savers checks it on their twice yearly visits.

As you can see, we are almost there -- and you can make your mark, knowing the home has been well cared for.
